    Location

    This grand property is located at the end/beginning of Oxford Street, Terminus Terrace and Queens Terrace. Oxford Street is the self styled independent home of dining and leisure in Southampton, its impressive architecture and cafe culture has a positive, friendly vibe.     Description

    Royal Mail House was built in 1840 by George Radley, as a hotel it would have welcomed the first class passengers of the infamous Titanic and other Ocean Liners before they set sail for the new world.  In its colourful history it became the offices of the Royal Mail Shipping Company which became the largest shipping company in the world when it took over White Star Lines in 1927 it then merged with Cunard in the 1930's. 


    In it's illustrious past Royal Mail House has accommodated a bank a plastic surgery clinic and the government, it is now is operated as an office centre. The individual offices are all self contained and share kitchen and toilet facilities. There is an impressive entrance hall on the ground floor and an Edwardian façade.  There are various tenants including the cocktail and wine bar the Mailroom and Yakuski's health and beauty centre on the ground floor.  The individual offices include; music studios, alternative therapy practitioners, sports massage therapists, digital marketing experts, recruitment consultants, accountants and architects amongst others.  The range of tenants provides for a very friendly vibe and casual atmosphere.


    Terms

    The premises are available on twelve month periods with NO repairing obligations, communal cleaning is included. Rent is paid monthly with a rental deposit equivalent to one month.  Dependant on the location within the premises gas central heating and electricity is included otherwise there are meters for electric usage.

    Prospective occupiers are advised to make their own enquiries at Southampton City Council business.rates@southampton.gov.uk 023 8083 3002 to verify the actual rates payable of each individual suite however we can advise that subject to this this being your only office you should qualify for Small Business Rates Relief - you should apply for this immediately upon occupation. 


    Planning

    The building is Grade 2 Listed in a Conservation area. Landene has just secured planning permission to convert the South situated Brittannia suite into a cafe with outside seating, this will bring "Cafe Culture" to Queens Terrace and the adjoining park, the refurbishment works have started and we are pleased that we have secured a tenant whom will be serving fresh coffee, drinks and snacks soon.  


    Security

    The front doors are locked at 9pm and 24 hour CCTV covers all aspects of the premises including the corridors.


    Insurance

    A charge to cover building insurance is included in your licence. If you wish to cover your own contents this is your responsibility.


    VAT

    VAT will be added to the licence fee and other landlord's supplies at the prevailing rate.  We recommend that prospective licensees establish the VAT implications before entering into an agreement.
