We are a small niche practice servicing the needs of commercial property clients.  Landene has focus on premises for micro-enterprises that can only demand incentively driven rental incomes, have a continued turnover of use clients such as small individual office accommodation or generally have long periods of vacant possession all of which would be susceptible to licence or short-term lease agreements.

We know from practical experience that such premises require a flexible and stimulant driven approach to improve their marketability.  Agent professional fees compound the negative aspects of such space, customarily a minimum fee is imposed of around £1000.00, this fee can often exceed the initial deposit and rental payment and more often than not with the majority of clients attracted to such space being small or new start-up independent companies with limited finance they can vacate or shut down leaving the landlord with vacant space and nominal rental income after agent fee deductions etc.
